Durham County

Durham

Durham rewards buyers who know the block, not just the zip code. Two streets apart can be a $150,000 difference, and the renovation quality on flipped bungalows varies wildly. I walk these houses before I send them.

Trinity Park and Old West Durham

Walk-to-Duke charm, 1910s–1930s construction, and heavy competition from academic buyers every summer. Porches, plaster, and original windows — beautiful, and worth budgeting for.

Hope Valley

Durham's established address: mature trees, larger lots, country-club adjacency, and buyers who are usually trading up from inside the city. Slower market, more room to negotiate, and appraisals that hold.

Downtown and the warehouse district

Condos and lofts around American Tobacco and Central Park. Check HOA reserves before you fall in love with the exposed brick — that number decides whether the unit is a good buy.
