Apex
Apex is where most of the Triangle's new construction is happening, which means half the decisions here are made with a builder rather than a seller. That's a different negotiation, and the mistakes are different too.
Buying new construction
Bring your own agent to the first visit — the on-site agent works for the builder, and once you've registered without representation you usually can't add it. Incentives are negotiable in lender credits far more often than in price.
Resale in older Apex
Downtown Apex and the neighborhoods around it hold their value differently from the new subdivisions: smaller, older, walkable, and increasingly scarce. Fewer listings, more competition per listing.
Commute math
RTP is manageable, downtown Raleigh less so at 8am. Test the drive at the hour you'd actually make it before you commit to the address.
